Preliminary site plans submitted for new industrial park

Work is moving forward on the county’s newest industrial park.

Cherokee County Building Official Donald Elder said developers have submitted preliminary site plans for spec buildings at the Axis I-85 industrial park.

Elder said the preliminary site plans show two spec buildings as well as the location of a retention pond.

The next step will be for the developer to submit building plans.

Atlanta-based Tamarack Investments is developing the project on a 337-acre site near Bommer Industries and Whelchel Road.

Other work at the site is ongoing as well with Gaffney Board of Public Works officials awaiting Requests for Proposals (RFPs) for a 2-mile sewer line at the park.

Last year, Cherokee County Council gave the project a boost with passage of a tax incentive package.

The land now qualifies for the agricultural use exemption, which typically means the land is taxed between $1 and $1.50 an acre compared to the 4 and 6 percent assessments for residential and commercial parcels.

Tamarack Investments LLC, a privately held real estate firm based in Atlanta, is the project’s developer. Consulting and engineering services were provided by Atwell LLC of Marietta, Ga., which certified the site.
